Associate Agent Program

Level 1 Associate - Passive

This persona could be the reactivated license, a person who got their license expressly for this program or any agent who wishes to develop their real estate business while maintaining another full time occupation until their business reaches a level it merits a shift to full time in Real Estate.This persona will receive 20% as a referral fee on all business that comes from their marketing program/database. This amount could be raised to 25% for special consideration circumstances

Level 2 Associate - Engaged

This is for the agent who is fully engaged in their business (showing properties and taking listings) but who can still benefit from the mentorship, tutelage, oversight and assistance of a seasoned team leader. They will typically earn from 50% to 60% on their personally generated business.

Level 3 Associate - Expert

This is the person who is experienced and completely self sufficient short of the provided marketing services and normal support requirements. They will typically receive from 60% all the way up to 80% commissions.This person will be able to begin adding Associates to their team through their own contacts and efforts.

Team Lead / Mentor

This is the seasoned professional Agent with a team of 3 or more who is in a position to build out and support a complete network of Associate Agents. Ongoing recruiting efforts will be conducted on their behalf as long as they continue to demonstrate a capacity for effectively servicing more Associates and their clients.

Underlying Premises

New and developing real estate agents should focus on building a book of dedicated clients before worrying about learning the business or committing to it full time.New agents with less than a minimum amount of transactional experience should never try to service or represent clients by themselves.New agents should always work as part of a team lead by a top quality agent or broker gain hands on experience working with a true expert.The best way / right way to get business is directly or through referrals from friends, family and close personal contacts.Any agent can passively develop a book of business without being actively engaged in the business through a strategically crafted marketing campaign to all of their personal contacts via Facebook and email.The initial goal of any new agent should be maximizing the size and quality of their personal database both on and off Facebook. A new agents database marketing efforts will be far more effective if they are marketing themselves as an Associate on an existing market leader's team.

Mechanics and Costs

Any Associate will need to keep their license and memberships up to date so their site may include the requisite IDX MLS home search functionality. The costs to do so will be the Associate's responsibility but their approved annual fees will be reimbursed upon the closing of their first transaction. They will be eligible for reimbursement of subsequent years fees from every 3rd transaction that closes from them.If a team lead deems it appropriate to do so, they may also offer to reimburse the Associate for their initial licensing & training.Setting up and customizing the initial team platform will be $1000 which will be treated as an advance against future referral fees.The cost for the Associate marketing services will be 7% of all transactions generated from the program plus the following minimum expenses for Associates: Initial site setup and buildout fees of $20 per site with monthly fees of $10 per Associate. The minimum monthly billing for a team is $100 or 10 Associates.Any paid advertising over and above the basic program will be optional. All sites will be set up to be cobranded with a lender in which case the lender will be billed half of the fees listed above.
